At the ROSE INN in Cambridge, on SATURDAY the 25th Day of September inst. at Twelve o’Clock at Noon,

(IN ONE LOT)

A Valuable FREEHOLD ESTATE, most desirably situated at TRUMPINGTON, near Cambridge; consisting of a substantial and convenient dwelling-house, barns, stables, coach-house, and dove-house, and other buildings, in exceeding good repair; also a fish-pond, a very large garden and orchard, inclosed with a good brick wall, great part of which is covered with vines and various kinds of wall-fruit; with several pieces or parcels of arable, meadow, and pasture land, containing by estimation 400 acres, or thereabouts; together with a cottage, called the Shepherd’s Cottage, and walk for 400 sheep in the common-fields of Trumpington, in the occupation of Peter Grain, at the yearly rent of 250£. under a lease, whereof four years and an half are unexpired.

Also, The annual Sum of ONE POUND, paid by the University of Cambridge to the owner of the above estate, as an acknowledgement for permitting a water to run through part of the lands belonging to the same.

Likewise, A COTTAGE, with a close thereto, containing one acre, or thereabouts. Let at the yearly rent of 6£.

The whole very moderatey assessed to the land-tax, and in excellent condition.

The estate may be viewed by applying to the tenant on the premises, of whom printed particulars may be had on Saturday the 11th instant; also at Garraway’s Coffee-house, London; at the Post-house, Saffron-Walden; at the Place of Sale; of the auctioneer, and of Mr. Younge, attorney, in Colchester.

N. B. Part of the purchase-money may remain on mortgage of the premises, for the accommodation of the purchaser.
