Event Notes Note (1) Cambridge Jan 11th 1771 It is hereby agreed by William Clapham of the one part & by William Wade Jnr on the other that is to say the said William Wade to have & to hold at the annual rent of Twelve pounds to be paid as it becomes due half yearly at two equal payments all that House which is known by the Name of the Black Swan in Trumpington together with the yard, garden, stable & a close of Pasture thereunto adjoining and other premises late in the occupation of John Loates (the malting & also other premises on the side of the yard excepted) the necessary repairs of the premises to be done by William Clapham according to usual custom but the Glass windows of the House and the Fences of the yards and close to be kept in repair by William Wade the Goods to be left in the House after Loates's removal to be continued there for one year after Wm Wade's entrance upon the premises he to have an Inventory of them taken & an appraisement on his entrance which price he is to pay for them at the end of the first year. Observe each party to be at Liberty at the end of three years William Clapham to supply all the ale and small beer at his usual price & of as good quality as he sells to his other Customers William Wade to pay without any Deductions whatsoever for every Barrell of ale twenty eight shillings & for every Barrell of common small beer seven shillinga and six pence provided never the less that if the ale be sold at the White Lyon or other Public house in Trumpington in general at two pence per pint then Wm Clapham to be paid Thirty shillings per Barrell for ale. Also 15 Jun 1771: sale of the Black Swan from William Clapham and Elizabeth his wife to Thomas Hide. Premises now in the occupations of William Wade and Henry Humphreys.
